Three "musts" for any successful project are 'On Budget, On Time, and On Quality.' Servant Builders takes great pride in delivering results in all three areas. To do this we start by creating detailed, comprehensive, and realistic master budgets and schedules that account for all scope and factors that affect cost and schedule. QAQC starts with the way we manage design, ensuring construction documents are fully coordinated and complete, which prevents lost time, rework, and reduces cost. Once the 'plan' has been established, the focus shifts to executing the 'plan' with an unwavering emphasis on the critical path, proactively solving problems and removing obstacles to enable efficient execution for the lowest cost, in the shortest time, with the highest quality.

Consultant & contractor selection and contract negotiation

Critical to each project's success is building the best team of consultants and contractors specifically suited for the project. Based on our vast experience, we are able to assist the Owner in selecting the best team by issuing RFQ's, RFP's, defining scopes, evaluating responses, and recommending the most qualified candidates. Once the team has been selected we are well-versed in AIA contracts and are experts at negotiating fair agreements that protect the Owner's interests and mitigate risk.

We offer comprehensive development management services from initial project concept to turnover and FF&E, transforming land into premier living, working, shopping, and recreational environments. Our range of services includes market analysis, feasibility studies, site acquisition and due diligence, entitlements, proforma and budget preparation, cash flow projections, and dispute resolution and avoidance. We also offer full design and construction management services as detailed further below.

Whether selecting a project site or determining a site’s highest and best use, we analyze land parcels for their existing condition and future potential of creating the best economic returns and community impact. We are able to evaluate a site or existing asset with regard to the impacts of the proposed development and any associated planning, and zoning regulations.

Our first step with any proposed development is to listen and understand the vision, objectives, and goals of our clients and key stakeholders to formulate the best strategy to achieve the desired results. What is your vision for your development? What purpose do you want it to serve in the community? How do you want it to look and feel and function? 

We guide our clients through these questions and manage every step of the design process from Architect and design team selection, and initial concept designs, to fully permitted construction documents. Servant Builders helps establish design criteria and guides the design to meet budget constraints by providing regular pricing feedback and value engineering exercises. Once the design and budget are aligned and meet our client's vision we manage the permitting process and continue to manage the design team throughout construction administration.

High quality design

One of the best ways to reduce cost, save time, and reduce risk on any development project is to have high quality design documents. Unfortunately, all too often this doesn't happen for a variety of reasons. Servant Builders excels at managing the design team in this area using a rigorous design QAQC plan to help ensure design documents are fully complete, fully coordinated between design disciplines, and fully constructable.  Our process involves using a detailed design QAQC checklist, performing peer reviews and page turn constructability reviews periodically to ensure high quality design for our clients. This creates great value for our clients saving them significant time, money, and exposure to unnecessary risk.

Servant Builders helps our clients select the best contractors specifically suited for their project and engages with them early in the development process to help establish a realistic budget, schedule, and plan for the project. Contractors can add great value and increase a project's chances of success when they understand our client's goals and objectives and we are able to guide them and give them the tools to succeed. Servant Builders understands a project can't be successful unless the Owner, Design Team, and Contractor work cohesively and are all successful together.

construction oversight that looks out for our client's interests

During construction Servant Builders is onsite regularly monitoring all aspects of the development to look out for our client's interests and provide our clients with the peace of mind that their project is on track and headed in the right direction. We ensure projects are constructed according to contract documents and meets our client's standards for quality. To ensure the project is completed On Budget, we track all project costs against contracts, commitments, and projections and advocate for our client's interests with any change orders.  Additionally, we assist with schedule management, pay app reviews, safety monitoring, building commissioning, closeout, and warranty follow up.
